Since 2004, Duncan has presented to thousands of Australians through mentoring workshops, property investment seminars, and structured education programs covering property selection, debt structuring, portfolio construction, and building the right professional team around your goals. Every workshop and mentoring session is built on the same framework Duncan used to rebuild his own portfolio, starting with your actual numbers, not with a stock list.

Step 1: GAP Map Workbook: You capture your current financial position, net worth, income, assets, liabilities, monthly surplus, target age, passive income goal, and timeline. No assumptions. Just the truth.

Step 3: GAP Strategy Session: Duncan reviews the model with you. Your gap is now visible, quantified, and specific. Every strategy decision, property, debt, shares, structure, follows from your numbers.

Step 2: GAP Spreadsheet Model: Your numbers go into SPI's financial modelling spreadsheet. This calculates your actual gap, how much passive income you need, how many assets, how much equity, what the shortfall is, and whether your timeline is realistic.
